I always thought Realtor's were overpaid...I mean how hard is it to show a house that a buyer likes/finds and then just show up at closing.

Boy was I wrong...Even on buying a new construction home, dealing with lenders/the builders/inspectors and getting everything done he's been a great help. Really has experience well beyond his years as we tackle the next challenge that faces us on trying to close on time...

Was going to wait until after closing to thank him, but who the fuck knows when that will be when lenders and builders don't get their shit together. :disappointed:

lol no kidding!!!

he was great when he helped us find our house,

and now my wife is working so we making more money so i might be ready to make a move on my first investment property here shortly.

Short list of things.

Stuck in UW for over 2 weeks when they had the file with ALL signatures/docs etc.
Builder said A/C would be installed on Monday...Tuesday was inspection, A/C was installed but not charged/working.
Builder/listing agent not being cooperative when dealing with my time frame for installing appliances so I can schedule final walkthru.
Short list of things.

Some of the big banks (BofA) are still 30 days in underwriting, are you at a big bank or a smaller local company?

Sucks about the rest of the stuff, but that's how some builders choose to operate. Apparently they don't like repeat business or referrals. :shrug:

When going through the Loan app, I was assured by the loan officer (silly me to expect people to keep their word) the branch that is handling your loan is slow and will have everything done by closing for sure.
Congrats Nate. Building a house is really stressful, but in the end it's really worth it. It seemed like right when we decided to build instead of buy someone else's house, the weather decided to shit on us every week to slow the build process. We were so excited, we would drive to the lot every couple of days to see what progress they made and alot of times seemed like they didnt do shit. It was important to stay on top of them with the changes we made to the floor plan and options. They would have missed some stuff had we not been watching.

Anyways, enjoy the new place. Home ownership is great.

Btw, where did you decide to build?
