Which is the better option?

Hi Guys,
I am really in need of your help. The elevator in our building keeps breaking down. Many a time, people get trapped inside the elevator. They get panicked, a few of them fainted inside, and we had to call the medic to help them. Many hesitate to use elevators. We have complained about it to the owner but is always making excuses. He has hired a mechanic who runs the maintenance work of the building. He occasionally comes and checks, but I don't think he is running the checks properly. The elevator system is 50 years old. The mechanic, during his last visit, mentioned changing some parts which need to be flown in from Germany. The elevator uses proprietary parts, hence the owner never obliges to replace any parts because of the cost. But this time we have demanded to either change the elevator system or to replace the parts. Establishing a new elevator system with non-proprietary parts by an elevator service company which offers the same would be a better option, estimating the future cost of maintenance. Isn't that so? Does the quality of the elevator that uses proprietary parts and non-proprietory parts differ? Which is more reliable? Please provide your suggestions. Thank you.
