Building a house
Well me and the family will be building a house out in Quinlan here in the next couple moonths. My dad has alot of land and has been trying to get me over there for the last 7 years, both of my sisters live out there. I have been looking at plans on the net and bought a book from home depot to get some ideas. Where are the best deals for materials? I am looking to build a house thats about 2600 square feet with 4 beedrooms and a study.

Yeah it will be alot of work but in the long run a house thats paid off will be worth it.

Id look into starting a "business" and getting a tax ID number and setting up contractor accounts with Home Depot or Lowes.

I did this. I built my house myself, along with my Dad's help, from the ground up. The only thing I hired done was hanging sheetrock and roofing. I built a 1400 sqft house with a 720 sqft garage/shop for under 35k. All it took was a Home Depot business credit card and a Home Depot consumer credit card. I had 10k cash from my previous house I had sold to buy the land. I bought 2.5 acres for 12.5k. It's a lot of blood, sweat, tears, etc.. but WELL worth it! Oh and we built the house in under 4 months while I was working full time. |

With proper planning it can be done.
I built mine for approx. $24/sqft including the garage/shop (garage was considerably cheaper to build). You would have to build yours at just under $20/sqft |

My buddies parents just did this same thing. They ended up with a 3k sqft one story and it only cost them about 97k they said. They had it appraise for just a hair over 300k. My buddies dad is an A/c technican so he knows plenty of plumbers and electricians. In the end they contracted out the major things. Like foundation, brick, and the roof. Everything else they did themselves. I plan on building my next house myself as I know plenty of tradesmen that owe me favors.

Anyone check the price of materials lately? The slab alone will run $5 a foot. There's $13k of your budget...

Vertnut is rght on that the materials are skyhigh now, we are finishing our 4K sq foot home and the materials are killing us along with all of the "FUEL SURCHARGES" everyone is tacking on to the materials delivery. Personally I would not use HD or Lowes for the structural materials. Lumber companies will be cheaper and have the lengths you need in stock and cheaper to deliver.

As soon as i'm reading I am going to need all the help I can get. A buddy of mine is going to do the slab at cost for me which will save me some money there. Me and my dad are going to do the plumming.

What about Jim Walter homes?
I dont know a lot about them except they have been around for ever. Have went through a few of the models and they seem decent. When you get to it I can install or just sell you a garage door. The doors I get are way better than what you can get at Home Depot or Lowes.

house building
I build custom homes for a living, If you need a contact number for just about anything home related just let me know...
The house we are building now is almost 18,000 sf, and I have a line of contactors that are the best around. The cost of building this home is estimated at 2.8 million and the value should be close to 4.2 million. I am only 26 years old but I have been in constrution management since I was 17 building Compass Banks for DHM constrution. So over the last 10 years I have built some pretty good relationships with contractors. So just PM me if you need some help with anything... No Charge

We are only able to build one house a year at this size and right now we are building in Decatur TX, it is about 30 mins NW of Haslet up 287...
We plan to build smaller houses when there is a market for smaller houses or if we have a pre paid buyer... As of right now you just cant sell the normal size houses. So PM me if you ever need anything... As for the backfill dirt needed. DUDE! anybody that has ever said "cheaper than dirt" Has never bought dirt... and the sad part is... Its not the dirt that cost so much! It is the transportation of the dirt which is included in the price of the load. I have been using Duallys Dirt in Decatur, there prices are fair but nothing special.
