You are gonna be broke for a couple months don't kid yourself. I am still trying to recover from my hemorage of cash when we closed and moved in back in August. But hey, we don't have plastic blow up furniture, so there is a possitive.

Depending on how our 3 car is laid out. Do a walk thru door to the back yard. Also works for allowing some air and wind to pass thru on the not so hot days.

Large patio and patio cover.

On your outside water spickets get a hot/cold so you can wash your car with warm water in the winter. Cost me $20 extra to do that to mine.

When are you moving in? I may have some "loaner furniture" if you want. A matteress and box spring on the floor beats sleeping on the carpet.

Not sure if it was mentioned, but also have the builder put in plywood or 2x4 backing anywhere you plan to hang a flat panel tv. And if you know you want house audio go ahead and have that prewired, and you can even get sheet rock prewire rings for the speakers that the sheet rock guys can cut in at sheet rock phase. Definitely have a home-run closet for all your a/v runs, and even have a 2-3" pvc run into the attic for future add on's. If you want hit me up and I can come prewire any of the a/v stuff for you on the hook up. I would go ahead and have 2 cat6e runs made to every room. Pre wire the eves for xmas lights and cameras, as well as the cabinets for under and over cabinet lighting. pay the little extra and have the framers deck your attic to save the cost and labor in the future! Upgrade the a/c unit to the highest seer rated unit you can get, radiant barrier, and attic vent fans.

sink in the garage and a spot for a big freezer if you have one. We hook up the hose to the sink in the garage to wash the cars.

Tell them to put all the scrap plywood in the attic for some flooring. Dont let them just waste it and throw it away.

Also, after they build the house. go around the house with a big magnet on a stick (they sell them at homedepot) to pick up all the loose nails. When my parents had their house built, they picked up 2 big coffee cans full of nails and screws from the yard

Couldn't agree more. I found all mine the first time I mowed. Not a pretty site! I also ran over a piece of rebar and destroyed one of my mowers!

Yeah, still pretty nice though if you cant stand the decibel level of a conventional vacuum system.

We only have two area rugs but the rest are wood floors and ceramic tile. We have cats and the wife uses it to pickup cat dander and dust.
