Cool Nate. First mod should be security doors and an alarm.

Gutters, attic fan, more vents, solar screens and build out the patio would be my first moves.

Solar screens and attic fan/vents are on my radar. Going to tile some stuff first as well/backsplash. first house so have a lot to furnish so my house modding budget won't be as plentiful as I would like.

Sweet dude. I myself just closed on a house the first of July. I have been dumped money into it for the last month. I am about tapped out. Starting to move in now.

Gutters, solar screens

sprinkler system

These and blinds, garage door openers if it doesn't have them already, tile, (any wall painting?)the possibilities are endless really, but these are things that you should look at first and they will make home ownership a little easier. Oh, another biggie, if the garage isn't painted, floor not finished and you want it to be, do it before you move in. In fact do as much as you can before you move in. Also, laying a floor in the attic? You're going to store shit in the attic, some plywood sure does help.

Good luck, and welcome to hell!

Yeah I will do blinds and Garage door openers the first week. I'm going to seal the garage floor/epoxy or whatever as soon as I close before I move in as well.

I haven't thought about laying a floor in the attic, good idea. :firedevil:

Also, seal your fence as soon as possible. Five years from now, you'll wish you had.

Extra garage lighting, you'll want and need it and if you're going to add it, do it before you lay the floor and pile a bunch of shit on top of it.

I'm sure I'll think of more.

In the same boat...

Are you planning on having roommates?

It really is a good time to buy. You should also amend your taxes to get your obama bucks, rather than wait next year.

The house looks really good!

After closing I'll have $5k leftover plus whatever paychecks I get between now and then (again I don't have a contract yet but it's very close....)

and I'll have 1 or 2...kinda up in the air on who but i will have one eventually, but I can also afford it on my own and still have some disrectionary income.

Cool! Still good to have that money sitting in your savings though. I know you're not going to blow it on hookers and blow. :slomo:

It's always good to have someone helping you pay your mortgage, as long as they're responsible.

We're all slowing ditching the car hobbies and getting into homes and house modding. Makes me feel old :tounge-in-cheek:

Looks like a good start. As the others said: welcome to hell!

The only advice I have is paint before you put in new floors and keep on truckin'. It took our house 2 years to start looking worth a damn. :o

Just one detail we could not hammer out, we have it back under contract for more money and with a stronger buyer!

Nice casa Nate. Big CONGRATS!

Lot's of good info in here too. Tyrone Biggums had two of the best ones, attic floors (for extra storage space) and sealing that fence! Mary's fence is just now 4 years old and is already falling apart and will need replacing in a year or so.

Also, my brother is a home builder and put a patio cover & 12 foot addition on our patio and it's worth it when you can afford it.

Enjoy,

David

Lol wrote something similiar on my myspace. Never thought I'd stop spending money on my cars to blow it on my house.

House looks nice! I love the colors on the outside! Only thing I dislike is the split garage. I have the exact same bathtub though...hehe

Did it not come with appliances?

Appliances are to be installed before inspection.
