We have one room that the popcorn ceiling is starting to fall down in.
I need to get somebody out here to remove and respray one room.
I am located in Hurst.
Does anyone have any good references please?

I don't know anybody who specializes in popcorn but if you are inclined you can probably fix this yourself. I recently did mine that looked similar to yours (must be something about Hurst). When I took off the light fixture there was a section drooping and about to fall. I shot some 3M spray glue to stick that back in place then painted. Use real ceiling paint and a roller that is like many foam disks stacked on the shaft (keeps the popcorn from sticking to the roller). Roll over an area once, going back over an area may pull it down. I had some drooping areas like yours but didn't fix them before painting. The paint gives some structure and makes it easy to fix when the paint drys. The weight of the paint made some new sags in mine so I had to fix several areas after painting. Very easy to fix with the spray glue because the paint now holds the popcorn together. Touch up with a brush after the fixing and it looks like new.

Looks like a great time to remodel. With that ceiling and those walls you could really stand to spruce the place up.

I'm seeing knockdown texture is a popular thing to do in a lot of new homes and remodels. Maybe you could do that. It's easier to apply and doesn't fall off.
popcorn is gonna kill your resale. No one wants popcorn ceilings.

Thank you everyone for your input.
I took everyone's advice, the walls, including the butterfly will be taken down
and the ceiling will be textured(not popcorned).
MILK is doing it all.

Thank god, I am not even sure they put wood paneling in trailer homes anymore.

My dad just finished scraping the popcorn off there ceilings in there house. It turned out very nice.

just fyi when my ceiling started doing this me and james (slp007) dug in a little deeper and found a LOT of termite and carpenter ant damage. the mites eat the paper that holds the sheetrock together.
+1 on doing knockdown.
we used a spray bottle with water, and a putty knife to take the old popcorn down when we converted to knockdown.

We found termite and bird damages(whole in a roof screen we also fixed). Turned out we had to bring down the entire ceiling and redo the drywall. You should see the results i think it looks great, cant even tell its the same room.

ya, both the mil-spec phones for att.
we had the house checked a few months prior and were told there was 'no recent termite activity' either.. we found 2 nests and 3 places they were active and entering the house.
OP, you might wanna get the place inspected by a pest control company. we found mud tunnels around the base of the foundation where they were getting inside the house, as well as where all the plumbing came in and went outta the house. i never would have known had they not shown me. we paid $9xx for a full pest (not just mite) treatment, guaranteed for 8 years, and included a quarterly treatment until that 8 years is up.

We found a bunch of that shit at my buddy's house down the street. No recent activity. We ended up replacing a ton of sheetrock and quite a few studs. I think we still have 1 bathroom to go.

hopefully the ceilings, walls, dirt outside, all water spouts in/out in the house.. and the concrete/walkway/etc 2' perimeter around the house.

I was gettin tha feeling that the sheetrock damage area was the only area to get treated. :nono:

We are not pest control. If we are working in a area and see mite damage we treat our area.

Not tryin to tell ya what to do...but we usually wont do any work until someone is able to come out and inspect the damage to determine what pest is the cause. Just because there are termites in the yard doesn't mean that it aint ants or something else causing the damage.. But I can also understand customers opting out on further inspection.

Yea, well if i had this mentality I would be at home sitting on my ass all day. Like I said customer was informed and given options and agreed to have the work done.

We also have customers that choose to skip the inspection, but we always give them the choice. More than half the time, they do want it inspected. This gives them a chance to turn it into insurance or even warranty coverage by the pest control companies. I would never want to deprive them of that privilege. And most of us if not all of us would feel the same way when it comes to a mechanics working on our rides.
