Well we have been working on the house a bunch however most of the work can't be seen. Alot of sheetrock and mud work to fix issues and replace walls and ceilings. The MASTER bath is ready for paint and tile then the cabinets and tub will go in. There was a double door, 24 in doors, that opened into the master closet that we replaced with a 32in pocket door. We added four CAN lights to the master bedroom since the only light in the room would have been on the ceiling fan. The kitchen is ready for paint and tile after tonight, we textured the entire house between friday and today, and the cabinets are too arrive on march 3rd and then the appliances on march 7th. We added 6 CAN lights in the kitchen and got rid of the recessed forescent lighting. We prewired a switch for under cabinet lights in the kitchen as well. Sunday My father-in-law and Nate helped me remove the old fence and start the new Cedar fence. I hope to finish the fence sometime this week. Everything is going pretty good so far.

battery on the camera died on me and it was getting dark. There wasn't enuff battery to use the flash. Cheap batterys. I'll buy some good ones and take a few pics tomorrow.

Thanks man! We have been bustin our ass trying to get it done. My contractor is hanging new doors where they are needed today and he ordered the paint today. He will spray the ceilings and stuff tomorrow, and then the wife gets to start putting her color on the walls. Hope to start laying tile starting thursday. If we are at that point, i'm taking off thurs and friday to give me a long weekend and bust out the tile in the entry and kitchen and alot of the bathroom as well. Once the tile and paint is onthe walls, I'm pulling out the carpet and preping the concrete for stain. When this house is done I'll feel like a damn PRO at this shit.:headbang:

painted the ceilings yesterday and the closets and and door were primed. Today he is finishing the doors and closets and tomorrow i'm going to start pulling out the carpet so the wife can start throwing down color. We also are going to level the kitchen and master bath floors so we can lay tile on monday. I should have alot of pictures after this weekend.
She is starting to look like a house again!
Congrats, I MIGHT be able to swing by a bit saturday but I have to do some stuff for my grandfather then running a few hundred feet of fence with my dad sunday.

that mother fucker didn't measure the post holes...... i have 10ft 2x4's and a 10'4" gap between two of the poles.... i told that fucker to do them 8 to 9 foot and we would trim them. now i have to go buy 3 12 footers just to do the damn fence..... That along with everything else going on today, makes me want to hurt people!

These pictures are not the best but Kim can't find her camera so I'm using my 5 year old one. We laid the tile in the entry and laid all the center tile for kitchen, today I'm going to cut the tile for the walls in the kitchen. We are also considering laying this tile in the formal dining which runs between the entry and kitchen. My contractor also suggested that we face out the fire place with it, and my wife like that idea so we probably will do that as well. Started pulling carpet out last night and tack strips......god those suck..... and we also started painting all the colors my wife picked out for the house, all 13 of them! More pictures to come tonight or tomorrow.

$.99/sg ft is fucking cheap. Where the hell did you find that at? I want to check it out for my two bathrooms. I want slate in the bathrooms, but if the surface is too uneven, it's going to be a bitch to clean.

Floor&Decor over by the old street races on luna/emerald or the one in Plano has it.... not sure if the other stores do or not. The surface is not level at all, however you can use a vac with floor attachment to clean it up. Or a mop? you also need to take in too consideration that you HAVE to seal the tiles before grout and after grout, possibly a couple times. That does change the cost of the tile however not too drasticly.

cabinets are just about all in. One of them is wrong and had to order a new one. It's the cab over the fridge, 6in too tall. They look pretty good and I'll post pictures tonight.

OK!!!!! Saturday was not very productive since i had to work and track down some new faucets to work with the bathtub and match the sinks. However sunday we got the rest of the carpet out of the house and tack strips. Finished building the fence arround the side of the house and did some painting. Today Aaron did the tile on the shower walls, LOOKS KICK ASS! I'll probably have pictures tomorrow.

all tile work is done in the master bath and is being grouted right now. The master bath may be completely finished by monday/tuesday. That will be a big step done. I'll take some pics tonight of the finished tile work.

ok, well it has been a long weekend and we got some stuff done at the house. I tiled the formal dining area with the slate. Just need to seal it and grout it. Went and got some sanding pads for the floor buffer and sanded the concrete to get it ready for staining. Only got a couple of rooms done on the floors and still need to get a smaller sander for the corners. Painted the rest of the rooms that we can did some over all clean up. It is starting to come together. Hopefully after the granite gets here and the applinces get installed the kitchen will be done this week, all it will lack is the back splash. I'm sure there is more that I can't think of right now because I'm BEAT! I'll post up some new pics tomorrow night.

yes it is worth it... For this size house with the updates we are doing, in this area, we will have between 30k-50k equity moving into the house. I think it is woth it.... If it were a NEW house this size and one story like this one I'd be willing to bet you would be getting close to 250k-300k if not more. We have ALOT less then that in the house.

and i paid about $56/sqft for the house before remodel and after the remodel I'll still be way under $80/sqft. I think we did ok.

here come the pictures....... this week was busy! finished the bathroom except for a few minor touchups and caulking. Saturday morning my granite countertops got installed and today i finished up all the back splash. through out the week little things like under cabinet lights and switches were installed. I wanted to get he grouting done in the formal but i guess tomorrow night that is the plan. Kitchen is 95% done, needs switch covers, caulking and paint touchup. Then we will reseal all the tiles and grout. Tues/Wed they are installing a new roof and my windows should be here then as well. We are getting close to finished for the loan and then we will finish up the little things that need to be done. I can't wait to be done and move in.

the grout on the floor is not light gray everything is just SUPER dusty from all the work in the house. Now that MOST of the kitchen is done, we will clean it all up and seal the floor again and the backsplash and the rest of the house.

Man! it is looking great. Got any pics of the shower pan build up. I want to build a custom pan similar to yours. what did you use to seal the floor? Is it sealed on top or bellow the tile?

i don't think i have any good pics of the shower pan. It basicly is a THICK rubber membrane then you lay in concrete and build it up so the the drain area is the low spot. Then lay down your tile and then grout. You need to use a thin set for wet areas. Then after it all was dry, we cleaned it all off and sealed it all. It needs a few more coats of sealer but that is just the little stuff.

i got a hook up for you...... Mine installed with the undermount sink was just under $2400. I had right at 70sqt. There might be cheaper out there but these guys are good. i got a hook up for you...... Mine installed with the undermount sink was just under $2400. I had right at 70sqt. There might be cheaper out there but these guys are good. we didn't want stainless or white. Black was our choice. Stainless is a major pita to keep clean when you actually use it alot.

Careful. If you aren't rinsing that s/s THOROUGHLY, that vinegar will pit and rust the stainless. I've seen it happen as quick as 6 months, with the crap ass stainless a lot of these residential appliance manufacturers use.

sort of a combo of what you said. The house was in a living trust and they trust was selling the house "AS IS"! It needed some work but wasn't completely horrible, just really dirty/nasty and outdated. We did an FHA 203K STREAMLINE loan for the upgrade money. It is a rehab loan that is offered, however I don't know that I would ever do it again with out having a BIG chunk of money in the bank to finish it. The loan only allows for two draws of money, one (1/2) at the first and one AFTER (other 1/2) everything is done. Getting it all finished without the cash in hand is though. We did get a good deal on the house and are pleased with the progress and finished product so far.

One street over in which direction? My best friend put contracts on a couple of houses over on that street that backs up to Cottonwood Park. One actually had a balcony overlooking the park. None of them worked out for him, though. I can't remember the name of the street for the life of me.
He ended up settling (hopefully anyways, he's set to close on 4/6) on a house about 6 houses down from me, which is down the street and around the corner from where you grew up.

Yep. Vinegar is caustic when it comes to s/s. I deny warranties due to this very issue on a daily basis it seems. I don't know what series stainless the residential folks use, but it's shit for sure. Stainless isn't supposed to be magnetic, either. That right there says a lot about the metal they are using, when you see kitchen magnets stuck all over the refrigerators.

That's good info. FWIW magnets won't stick to our refrigerator, but I'm sure it's not the best stuff you can get. What is the recommended cleaner for SS?

You might have got lucky with whatever brand it is. Most of those guys use lesser quality stainless, that is actually magnetic for obvious reasons. 304 series is the standard in the commercial end of the business, and it's not magnetic.
As far as cleaner, hot soapy water on a soft, terry cloth rag (to clean) and stainless polish. All that said, water and vinegar will work just fine, you just have to make sure that it's rinsed thoroughly, and use a mixture that is low on the vinegar side. 1 part vinegar, 4 parts water. Be careful with the polishes though. There's oil based, and water based. Oil based attracts dust, and some of the cheaper water based polishes will streak. The absolute best, IMO, is a commercial product called Don O Mite (by Edward Don) but it's difficult to get if you don't own a restaurant.
I get it by the case (12 cans), and always have some on hand in the garage. If you're ever around Irving, shoot me a pm and I'll meet up with you and give you a couple cans to try out. If you like it, we can go half and half on a case and you're good for a year, on average

My contractor did that part of the shower. To his defense, the shower we pulled out was that way too and it was 30yrs old. I doubt this one will have any issues. Only time will tell and it is done as of now. It's not coming out anytime soon.

it is SLATE! Just remember if you use slate you will have an uneven surface since it is a natural stone and not perfect. The tiles are inconsistant in thickness and texture which give it the character but also make them very uneven.

It has some sharp edges that is for sure. They do make a ceramic/porc. tile that is very similar to slate. You will get a decent look from it however you don't get all the cool random tiles you get from the slate. NATURAL is better in my opinion.

well we are about ready to move in..... finished staining the floors in the master bedroom and applied the epoxy. The stain is in the living room and ready for epoxy. The gameroom/bar is stained but still needs the border and epoxy. The hall and other rooms are ready for stain, but the concrete was too wet to stain them yesterday. The biggest problem we have with this staining the concrete is getting the floor clean and free of paint. I think i have it worked out now and it is looking decent.
Saturday had the electrical all fixed with new breaker boxes and wiring in some of the house. Considering what all they did it was pretty cheap but it still sucked. IF we can get the epoxy down and get it dry enuff to walk on we will be moving in this week. There will still be lots of little touchups and stuff but over all it is mostly done.
I'll try to have some pics up in the next day or so.

just to clarify, i was not talking about hard surfaces, my house is far from baby proofed, i was just asking about the sharp edges that the slate has ( i.e ) very rough surface, not the density. if my kids fall ( which they do often) or just walking i would wonder how that would do on there feet. sorry to hijack the thread, i love the way the tile looks. cant wait to see the pics when ya'll are all moved in

It's an acid stain, most acid stains are a mixture of water, hydrochloric acid, and acid-soluble metallic salts. If I remember correctly different acids or different amounts of acid in the mixture will create the different colors.
