The woman and I became home owners about 4:50pm today.... we signed the papers arround 3 and got the call it was funded almost two hours later. The house is getting a big remodel including but not limited too: complete new kitchen, complete new master bath, new roof, stained concrete floors except for the slate tile in the kitchen and entry and tile bathrooms. New wet bar with granite counters and some new windows. I'll take lots of pictures tomorrow and post them up along with progress and finish pictures. It is gonna be one hell of a project but should be damn near a complete new house when it is all said and done.

Congrats.
Another cool thing about buying a house is the tools you get to buy to build fix things haha.

i might need some help with some of that.... faucets, tub, toilets, possibly some tile, lighting etc... went yesterday to get some new locks and stuff and the guys at the contractor desk re-keyed them to match for me and told me to get our list together and bring it to him. He then said he would be able to knock a big chunk off of it if we were over a set amount, $2500 i think.

You might be in a position where that direct buy shit might pay off depending how much you're spending.
Note: Just taking what I've "heard" about direct buy and applying it to your situation. You'll need to do the research to see if it is worth it.

i'm not for sure how much just yet but probably 500-600 sqft on slate, another 400-500 sqft of some ceramic and IF we have time/money to do the third bath room a few hundred of it.
we want to do the california gold slate.... can you hook that up... it is the hard stuff for us to find. 12x12 16x16or18x18 and 3x6 for the back splash. back splash is about 30-40 sq ft maybe 50 tops... not exactly sure yet because we are putting in new cabinets and taking out the header.....

Congrats man, I'm in somewhat the same boat. The wife and I closed on a family house right before New Years. I'm in the process of remodeling the kitchen, dining room, & both bathrooms.

no problem.... Merrill lynch wanted their money and had their best working on it. They found the guys address and I personally went and knocked on his door. He showed up by lunch time yesterday to sign all the papers.:firedevil: he got the idea that I would hunt him down, not sure how that happened.

the wall paper is gone for sure, however the wood is staying in the bar/game room and not sure yet in the living. putting in a pool table and leather chairs in the bar/game room and going to make it PUBish. Plus it has the built-in bookcase that matches.

Not to play devils advocate Thehead, but how do you know that home prices in DFW will not keep dropping?

i don't.... but i bought this house for about 35K under appraised value as is, and the after rehab appraisal is about that with the rehab as well. I should be good either way. Besides, we are not planning on selling anytime soon. We will probably be in this house for 10 years or so minimum.

Congratulations! It's a good feeling buying a house. I did some repairs, but nothing TOO major to mine before I moved in. I've got a pretty good list started of things I'd like to do, but have accepted the fact that they don't all have to be done right away.
Replied to your PM for energy service, call me if there is any issues man.
congrats again.

Congrats! We did the same thing...
Irving's home prices are pretty steady. Its close to everything and there is very little new construction. Plus, the city is working on its imagine and rehabbing some of the crappy areas. It has its faults for sure... but things should only get better. :) I where I live... a few miles away...eh not so much...

i'll take some new pictures tomorrow during the day, already have a bunch of demo done and alot more to go. Almost all the popcorn is off the ceilings, couple rooms left, and the bar has been removed. Don't worry it is getting replaced as well, lol. Trimmed the big bushes away from the front of the house and will be pulling them down/out to be replaced with new plants. a few other things have been done as well. it is coming along quite nice for only working on it yesterday and today.
