what happens if you dont get one? i tried calling all day to get one and they never answered the phone so i said to hell with it and started doing my fence posts.... once the fence is up what will the city likely do? or do i have anything to worry about?

wacka wacka.... i know a code enforcement guy out here im gunna see if i can sweet talk him tomorrow maybe he can work some kind of magic.
Do you have to have one just to replace some posts? That's absurd.
I just looked at Plano's website and you only need one if you are replacing 25% or more of the fence in a 12 month period.
I'm about to replace 5 or 6 posts myself and they can kiss my ass. A fucking monkey could do that work.

all depends on the city involved. They can make you rip it all back out or fine you with large fines.
if you are replacing posts only, I have never heard of a city caring.

They generally don't even notice....so long as it's within city guidelines you likely wont have any issues.
I extended/ moved mine at the old house without a permit....haven't had any issues at all.

I've done it, fuck them. Do it on a weekend, it won't matter if it's already done. Stupid ass bureaucrats.

They notice out where I am. A permit is cheaper than a ticket, too. They shut my neighbor down until he paid his fine, and still had to get a permit.

I have heard Garland requires one. I think the guy was telling me that he was hoping to replace his fence using wood posts, but they required him to use steel?
I would just do it. I will eventually put in wrought iron fencing (about 300 ft) as its the only type fence the HOA allows here. When I do I will definitley get the lot lines shot in and certified. Dont want any property encroachment issues down the road.

Check your cities website. Most have the ordinances listed or searchable. This is what i did a few weeks ago. Corinth website said that as long as you are repairing or replacing less than 50% of the fence, no permit required.

Granted I am not in DFW but I had no problems doing my fence. Replaced the chain link with a privacy, as long as you stay on your property!

Sooo, I highly recommend doing things by the book. It just takes 1 snitch/HOA to tattle to the city and they have to look into. I once GOT HOA approval to do something, city said (unofficially) not to sweat it. HOA changed management, new management tattled to city and then I got hammered. Had to move a fairly large shed and doing that in a development is a bitch...retaining wall...etc.
Anyway, *I* personally will never risk it again. In my case it was the HOA that bitched AFTER they approved in writing. All it takes is 1 person to mess your day up.

hell im in garland and i built a 20x26 ft carport and never heard a peep, no permit. just dont make a scene you you build it you should be fine
