OK. I was given a little over a Acre in Royse City by my parents. They use to live there back in 1983 & I have had this land for about 6 yrs in my name & just have never done anything with it.
The land has a old Ceptic System on it that is a Latteral Line system. I hear it will cost me $6000 to upgrade to a Arobic System.
I have already dropped close to $5000 in the property with 2 16ft Culverts & Conecters & endlinks & 3 loads of Fill Dirt & 3 loads of gravel.
The Water meter cost $2000 to join the Co op. :eek: Then had to pay $1200 for the elec meter pedalstel to be put in.
Now to my question.
IM working 2 jobs & saving every penny I am making. About to sell THE RAT & all my toys to get a solid place to put my head under instead of roughing it in this 32 Ft Fifth wheel RV. I want to spend right at $25,000 since that is what a nice Repo Single wide is going for set up, Should I
A. Build a House
B. Just get a Repo Single wide trailer.
I don't want a huge house. I want a simple 1100 sf house with 3 bedrooms. Can it be done for $25,000?
Also I don't plan on living here on this property no longer then 6 yrs & then plan on selling it to move back to Kaufman to be closer to my little girl.

The land is only worth $35k & with $25k. That would give me 60k. Cant buy anything in Kaufman for that kind of money. I could. But it would be a dump at 60k.....
Right now Royse City is a good place for me. Im going to spend 25k regardless. I know a trailer isn't the best way to go as far as the value of the proprerty is concerned. But considiring the property is only 10 mins from Rockwall its going up in value every year. Also they are putting the Texas Corrider right through the area where my property is located.
There is no doubt in my mind I will get my money back if I put a single wide on it. But a house would be a better investment.
I just don't know if I can lay the foundations & put up stud walls & roofit & wire & plumb it & sheetrock it for 25ks. Also this is not including sinks & cabenets & other odds & ends I am sure I am forgetting.
Has anyone ever built there own house here on this bored?
My idea is saving up $4000 & paying for the foundation Then saving up to have the stud walls put up & have it roofed & just pay cash for each stage of the build of the house.

a 25k house wont add 25k of value to your property.. because most people looking for open land wont care about a 25k house.. Save your money and when you sell and move use it all as a down payment for a house in kaufman. IMO y ou are about to sink 25k into a losing investment.

You tell them what you want and they'll build it for you. All you have to do is pour the foundation and bolt the building together.

I have given that some thought. Good idea. Just want to pay cash for something that I can live in so I wont have a mortgage payment. All my cars are paid for in cash & can't see why I can't pay for something solid to live in if I already own the land.

My buddy's dad, had some credit issues a while back after their divorce. Bad credit, nobody would lend to him, etc. He bought a 7 acre plot of land and paid cash. He took the $2500 he had left over, and bought some run down trailer. He did some minor repairs, to make it livable, and painted. He lived in that trailer for 5 years, saving money. Invested, saved, invested, saved, etc. He built his house with cash, and he did the majority of the labor himself. He remodels homes for a living, so it waso no biggie. He only had to farm out the foundation, plumbing, and electrical. He did the framing, brick, roof, sheetrock, finish out, etc. I know not everyone is that fortunate, but that's not the point.
When his house was built and ready to move in to, he sold that trailer he bought for $2500 for $5000. You can find trailers for a HELL of a lot less than $25k. And if you are living there by yourself, I don't see what's wrong with the fifth wheel. Save your money, invest it, and you'll have more money when you're ready to move than you would if you dumped $25k in to some trailer that is only going to depreciate in value.
Why not have the mortgage for a house worth more than the 25k and then sell it for what it's worth then. You don't have to buy a 60k house down the road you can buy 100k house and have a $400-600 mortgage then.

why don't you sell your toys and get the cheapest apartment you can find that's close to work... you're going to take a hit on a ratty trailer, plus the cost of the property improvements, etc.
just sit on that shit for a while and sell it YEARS down the road vs. a year from now

You are right Brent. That is what I want to do. The same thing he did. I just have to have get something livable for the least amount of money I can & it still feel like home & be safe for when Aubrey comes & stays the weekend.

I hate to see you have to give up your toys but you are definately manning up and doing what you have to do for the well being of you and your daughter. I really do respect what you are doing and even more so for the fact you aren't making excuses or whining and bitching about it.

Im gonna just get a cheap trailer for $5000 & fix it up & then save save save for a nice house down the road when I sell the property & trailer!
Want to pay cash for my house when I buy one in kaufman. Figure a house in kaufman will be about $130k for a nice one.
But im thinking way ahead of myself. That won't be for at least 5 to 6 yrs. Just need to get something now that is cheap & safe for my daughter & I & that I can pay cash for.

I know this might be late advice, but I've seen this done, I had a buddy do it, and when I build my next house, this is the way I'll do it.
Build a 40x40 shop and wall in a small apartment. That way if you decide to some day, you can build on the property while you're living there and watch the work being done. When everything is done, you can remodel the shop and have a 1600 ft shop.
My buddy built a 50x50 shop and along the back wall 10' up he built an apartment that came out 20' so he had a 1,000 ft apartment inside a 2,500 shop. He had 2 16' roll away doors that he could park his tractor, dump truck, and trailer in it. He was in the process of building the home (again a 50x50' foundation) when a tornado hit his workshop/apartment and he had to tear it down. His wife got a transfer to Houston, so he sold the property.
I've seen folks do this that own acreage in the country, and this is what I'm going to do next time I build after the kids are gone.
This might not be an option since you want to be closer to your daughter, but I'm just throwing it out there...

Thats exactly what I would do. Build a 40x60 make it into an apartment for now. Then later you can build a nice house on the land and you already have a shop built.

My 25k house I built myself added a little over 68k to my 22k lot. I live in Hunt County (where Royse City is located) so it should be pretty close to my value if not more when all said and done.
I built my house (all labor myself) and it's a 1400sqft 3bd 2 ba on 2.5 acres with a 800sqft shop for 25k. That's including a 5k aerobic, 2k water connection and 1k electric line buried from the street. It can be done. It's not much but don't owe much!
*Edit: I just noticed Royse City is in Rockwall county.

I like the shop idea, just make sure it's not positioned where you would want the house later on. :p
A friend of my dads did the same basic thing. Now, he built a much larger shop, big enough for his motorhome, cars, etc. To one side he built in more or less a loft apartment. One big room with a kitchen, sitting area and restroom. The bedroom was above. Then he proceeded to build a 3000 sq foot (or so) log cabin from timber he fell on his land (he had a lot of acreage). He did nearly all the work himself and took several years to complete it. Once the house was done the apartment in the shop became his office.

Where we are at it is Rockwall CO, actually closer to Rockwall then Royse City, but Royse City is actually in Hunt and Collin as well...
Personally I would go with the shop idea. Put it alittle further back on the land so a house can be built in front later on. You could do the shop finished out for under $25k easy...
