Our house is a 1994 home built by Richmond American Homes of Texas. Tip: Do NOT ever buy a home from this builder! My attic was below code even for 1994 requirements. It was in need of a complete retrofit.

List of problems found by the auditor:

- Insulation levels were deplorable. Barely qualified to R21 values with some spots having only 2" - 4".
- The garage was not insulated at all
- The air handler/coil was leaking all around the case
- Ducts were leaking
- Main return in the living room was leaking around the ring and there was too much volume inside the wall
- The passive/static vents in the attic were not doing much anything in terms of venting hot air
- The existing eave soffits were covered with insulation and not breathing
- No soffits on the back end of the house
- The house scored poorly on the leak efficiency test
- Recorded attic temps of 132 - 135 degrees

What they did to fix the problems:

- Installed a 850cfm solar attic fan w/thermostat
- Brought the R21 insulation levels up to R38 spec. (14" depth) with white guardian fiberglass
- Insulated the entire garage
- Built two air hocks in the garage to make the garage space breathe
- Sealed all the leaks in the coil and duct work
- Sealed the leaks in the main return and decrease the volume by building up the plenum space and sealing it
- Installed 3 soffit vents on the eave on backside of the house
- House passed the leak efficiency test

Final real world results:

Before: 135 degree attic temp @ 100 degree ambient / 96 degree garage temp @ 100 degree ambient

After: 109 degree attic temp @ 96 degree ambient / 85 degree garage temp @ 96 degree ambient

Our a/c now blows cold and doesn't cycle as often. It stays running for a less amount of time. You actually want a blanket sitting in the living room at night. That's a big change for my house. My house is a lot more comfortable. I knew there was a big problem when a few months back I got a brand new 4 ton 13 seer American Standard A/C and we were still having to sleep above the covers at night.

We got a $200 rebate towards the final bill as a result of the Oncor SOP program. I would recommend ACoolerHouse based on my experience. They did good work and were friendly. That was all the rebates I qualified for given my income, gas heater, and age of home.

This is the contractor for the people who have Texas/New Mexico Power in the Lewisville area under the Oncor SOP program.

That insulate your house for $75 thing does not apply if you have a have Texas/New Mexico Power, have a newer home, gas heat, and your income is above poverty level.

If you are a middle class Joe in a late model house, you don't qualify for any rebates under the Oncor SOP program with the exception of the leak efficient test. That is the only thing that Oncor paid for in my case, which was a $200 rebate.

Did it come with a lifetime guarantee so that in 5 years they could come back out and check it?

The solar attic fan is a 5 year warranty, ventilation/leak repair work is lifetime, and the insulation is lifetime.

You would just call them anytime if you noticed or suspected a problem.

Smart move. I noticed many major items on your "to fix" list, that a good builder should have caught and done right, or fixed at N/C. I always tell folks (when I'm asked), that there are a ton of simple things that can be done before committing big bucks to "energy efficient" add-ons.

My wife & I were very disappointed at the results of the audit. I knew we had problems, but not to that extent.

Apparently, Richmond American homes does sub-standard work based on my own personal experience. However, I also accept some of the blame for not being more vigilant at the point of sale. My inspector did not indicate any problems in the attic on our inspection report. However, that's kind of disconcerting considering that there were places around the bathroom that had exposed wallboard and the air handler was leaking in many places. Not to mention the inadequate insulation levels.

I learned my lesson.

Update:

I had close to a full billing period since this work was done. Granted, the cooler ambient temperatures have made a difference, but my electric bill was $110 cheaper than the previous cycle. According to records it was $40 cheaper than last years bill for this period. And this even after turning the a/c down from 77 to 75 after the work being done.

Bottom line. Everything that ACoolerHouse did really made a tangible difference. It was worth the $1,200 and the fact that I didn't have to lift a finger.

I was a marketing rep for Anne and crew at ACoolerHouse... she has since sold the company and it is taking off nicely. I highly recommend them, they have a great reputation.

Bat that's for cool season. 3 Bedroom..how many sq ft? 73 bux is still probably pretty good, gotta know details though. :)

I've never had a bill that cheap in 2 1/2 years. Not anywhere close.
