I'm going to be doing some upgrades to the front of my house for some curb appeal. What I'm having done is purely for me and what I like. I'm just wondering if it will add to the value of the house or at the very least I'll brake even for what its going to cost. Sorry about the bad pics, but as you can see I have 3 brick columns on my front porch. I plan on knocking them down and redoing them in rock and capping the rock with the same brick thats on the house. I also plan on having the mason build a rock retaining wall around my flower garden. Since my lot slopes down I want the wall to gradually get taller so I can have a level flower garden. For arguments sake does anyone think I'm throwing money away to do this. For all the rock work and to replant the flower garden I'll be out about $1,500.

I think you'd gain more in value if you put that money into the house, let's say remodel the bathroom, new roof, etc... But you are looking for curb appeal, which is priceless when it comes sell time.

The only problem is the house is barely a year old so everything is new lol. I'm just the type of person that if I can't constantly upgrade or change something I get board with it and want to sell it. I'm just trying to feed my urge of upgrading without tearing into a brand new house and at the same time not trying to over build the neighborhood.

I don't know if you can put a hard dollar amount on the return of such an upgrade. However, curb appeal is what gets people interested from the street and gets them in the door.

Your landscaping looks great and makes the front seem more inviting. Adding the brick hardscape around the bed takes away from the smooth more aesthetic affect you currently have. Nothing wrong with that, its a different look. Also, I might be concerned about long term affects.

You have a pretty good slope there and heavy rains could invite movement. Just a thought, am sure your brick guy will take precautions to stabilize the area. Is he going to pour concrete base for the brick surround or ? Is he building the bed wall with mortar or just stacking retaining wall bricks or ?

My mason is gong to build a concrete base with rebar and then hes going to building a wall out of concrete blocks. When hes done with that hes going to mortor the rock to that wall so in essence I will have two retaining walls. Once he's done with the walls he's then going to sand bag the inside of the retaining wall to keep the pressure off of it. He said by doing all this the wall will never have any issues. He said most guys would just slap the rock and mortar on the bare ground with no concrete base and no concrete block wall. He said walls done like this won't last 3 years before they fall down.
