Parents are wanting to repaint the interior walls. Just a basic white, nothing special, BUT they want an easy cleaning flat paint. I know a semi-gloss or gloss is easy to paint but doesnt look great on a wall. Are there any new style paints that are easy to clean and flat?

I haven't seen any flat paint that cleans easy. They may have to settle for a satin finish. Looking at my walls, that's what we used in our house, It really looks like a matte finish.

X2 on satin. That's what I have on all my walls.

Or you could go with an "Eggshell" finish.

Less sheen than satin.

Just get a good brand name and apply 2 good coats. ;)

Flat is never easy to clean. Go with the eggshell for "Cleanable" but not as shiny as satin. If you don't mind the shine, get the Satin.

Good advice here...used this in my last house when we were getting ready to sell, good finish that isn't too much and still easy to clean.

BTW - I used Sherwin Williams on that one (from the place in Roanoke), and now I understand the benfit in using good quality paint instead of cheap shit from Home Depot.

Sherwin Williams makes a washable paint, Duration and it comes in a matt finish.

Yep. We used it in the kitchen and master bath and were pleased with the outcome.

This is a great product, but it isn't a true matte finish. It more like a Egg Shell finish which is between Low Sheen and Satin.

Sherwin Williams doesn't sell a washable flat, but I think Kelly Moore does in a alkyd (oil base) product.

I'll come paint them for $50/ft. :D

If you're going to throw money away by paying someone else to paint it, I might as well be the one to take your money.

It normally averages out to 10 bucks a wall for base, 15 for jams per side and 15 for doors per side. Window seals are 5 bucks for a single window and 10 for doubles.

Dude, baseboards are easy as hell. Just make sure you add Floetrol to the paint, so it minimizes brush lines.

Good point on the Floetrol, but the Sherwin Williams Pro Classic is self leveling. :)

I've had really good luck with that stuff on trim and doors so far.

That's the paint I used on my baseboards, and I had to add it because it was still showing lines. This was using Purdy brushes, as well.

The problem could have been that on the first round of baseboards, I didn't sand them before painting. Big mistake. I buy the pre primered shit from Lowe's to save time, and ended up having to take it down to the wood because it was primed by a fucking epileptic 90 year old blind woman.

Thats odd. Were you using the white or black china brushes? The black is suppose to be better, but I seem to have much better luck with the white china.

White. Like I said, I didn't sand the first round before painting. I think that might have been part of the problem. However, I added Floetrol to the whole half gallon or so of paint, so it was already there. I haven't been having any problems since I started sanding them all down. But like I said, the Floetrol is already mixed in with the paint. Either way, no more issues. :)

It never hurts to add a bit. :)

Weird. I bought the pre-primed 4" base boards from Lowes, used the Pro Classic with a Purdy brush (kind of grey with white tips) and things went well. Didn't have to sand or anything.

Maybe my Lowe's just fucks shit up. I thought all that stuff was done at the factory though. But every baseboard and door casing I've bought was rough as shit when running a hand over it. Like running a raw dick over 80 grit sandpaper.

The crown molding is the only thing I haven't had to prep. I'm assuming because it's not real wood, it's that particle/MDF shit.
