How hard is it to roof your own house? If you're just over laying the existing roof, I don't see it being that difficult. Other than not knowing how many times I can carry a pack of shingles on my shoulder up a ladder, if I can over come that and buy a air nailer, is it that hard?

It is not difficult. I have re-roofed my parents house in the past. The job is easy, the hardest part is the strain it puts on your legs and back. Get some friends to help you carry the shingles on the roof and it won't be so bad. definitely wear gloves unless you don't like your fingerprints! :D

Listen to what he said. I do insurance inspections and it is common to be denied coverage for multiple layers...

i remember roofing our house with my dad in jr high. shit was a fucking pain. legs and back but its easy as hell. now would be the best time to do it since its not so hot.

It depends on what type of roof is already on the house if you can install a new shingle over it or not. If it is a wood or shake roof I wouldn't put a composition on it for insurance reasons, when you go to sell the house the buyers insurance company will not insure them and you will have to pay to replace it. If it is a 30 year or up product ( deminsional or laminate ) you can not install another layer on top the shingles will not seal and you will have no manufacturer warranty and will have to re-roof before selling. The only way you can do it is if the house has a 20 or 25 year fiberglass shingle ( 3-tab ), then you can do it and get away with it. But for the time it takes you to do it and if you don't do it right it will cost you more to fix than it would to pay someone to do it from the beginning. You actually don't pay that much for labor to nail over a roof since you are not tearing off the roof.

Don't go CHEAP on your roof. find a good roofer to do it right the first time. Get the old shit removed. Layers add Weight to the roof, stress on the frame. We when with a guy that had a great price. Big nightmare that turned into!! I an suprised my "new" roof does not leak. That was about three years ago. Looks like hell too.

I haven't climbed up there yet but it does have 3 tab shingles and judging by the looks of it from the ground, I'd say it's the original roof. Meaning it only has 1 layer.
Thanks Nate for that link. Hey Fox466, was coverage denied because of an obviously crappy job or too many layers or what? I thought houses in this area can get up to 2 layers with no problems.
I'm not sure on the cost yet. One roofer I called hasn't even showed up yet to look at it after calling him twice and it's been a week already.
The house is for sale and will have a roof allowance. I just figure I can save some money getting it done now rather than have the buyers come up with some crazy $$ for replacement when an over lay will do. Plus, I think the current roof is hurting the appearance...actually, I know it is.

I have done this many times but I would pull off the layers and start from new. Inspectors do look badly upon this. Now as for back in the day, a lot of these homes that we buy just to tear down and build a new house have 3 layers on them. If you want some help I know that it could be done in a weekend and I like doing stuff like this and I have some equipment might just have to get another nail gun. I would be more than willing to get a few of my guys and all you have to do is pay a few bucks to them or me if I end up helping. I have a nice open schedule.

We hope so. It should be priced lower than the other comps in an effort to sell it quick. Plus the carpet, tile, microwave, stove, dishwasher and 3 sides of the fence are less than 2 years old.

it was probably denied due to the roof condition. insurance companies don't decline a roof for 2 layers, but they will for 3
prolly old news, but I felt like chiming in anyway :D
You're also gonna have a hard time selling it with a bad roof, since any potential buyer can't close without insurance, and can't get insurance until it passes inspection....
again, prolly old news but... oh well :D
