i believe Denton has been shut down, someone correct me if I am wrong. the go-kart track is/was on ebay if I recall.

Well, maybe that's a good thing. Hopefully someone will buy it and run it the proper way. I think denton could do a lot of business if they would cater to the racers and prep the track.

Seems like I remember 1.8m was the rumored asking price back in the day. Hopefully it will go for much less and that would leave the buyer some scratch for investment back into the property.

I know someone who had offered 1.2M for it a few months back and the owner turned it down. With such a bad rep I really dont see it going for much. I will be placing my bid, anybody want to buy a 10.5 mustang? :D

Of course it would end up being 3 white hoods contributed from garland, 2 parts cars from irving, some pocket lint from lowballers, and maybe a few hundred bucks from the pocketbook racers (hllwywood, strokd, etc) and then Rob with the other 1.8 mil...

Yea the dude had cancer, but really that is no excuse. If it was that bad he shouldnt have been at the track. They have pulled some shit on me up there more than once, finally I just told em I wasnt coming back, and havent been back since. I hope somebody gets it that knows WTF they are doing!

The last time I went To Denton Dragway was awhile back, it was like a few days before Xmas and they let us in free and where Giving burgers and Hotdogs away free. There where 2 dogs rhoming around that obviosly hadn't been taken care of (fed) in a grip, so I said something to the old bitch cooking The burgers and she was Like we want Those dogs to die, or go away. I got SOOO mad, We just started sending people up to get The free Shit and we started feeding it To the dogs. LOL I have not been there since then!

I know exactly the dogs you are talking about. One is a BIG black dog with a smaller one that is with him. Very friendly dogs. But the Black one didn't seem to be starved to me when I saw him.

I wouldnt place money on whoever buys that property leaving it as a drag strip. That side of town is getting ready to boom and offers are alreasy hitting the tables for people to pick up and leave the area for developers.

For that track to be a viable investmet at $1.8 million, I'd say you'd need a return of about $13,000 a month after all expenses. That would take some serious work IMO.
Also, if anyone here is seriously interested in it i'd be willing to offer my expertise in a valuation of it. It would be an interesting project.

I had a passing interest in the track about a year or so ago. Jack called me up and asked if I'd be interested in it. He was asking a whole lot more than I thought it was worth.
There are a couple reasons why I'm not particularly interested. First, I don't have experience in running a track. Granted, it's a customer service business and I do have some experience there. Second, and more importantly, the land isn't worth anything and I don't foresee it appreciating significantly in the future. If I were to buy the track, I'd want the track to at least make enough money to make the land note payment. The money, theoretically, would be made when the land was sold at an appreciated value.
I know all about the boom that is coming this direction. It's helped our Nissan business tremendously. However, the land where the strip is located is a terrible tract. It is bordered by a junk yard to the south, a kart track to the west, a railroad track to the north and the I-35 service road to the east.
The junk yard has been there since the beginning of time. So, there is little doubt in my mind that the next owner will assume significant environmental liabilities associated with whatever seepage has occured from the junk yard. As I understand it, the environmental liability (ie: CERCLA) runs with the land and to whomever owns it or at anytime owned it. Plus, its a strict liabilty situation which means that fault is not an issue. If there is pollution on that land, the owner (and prior owners) will owe for the clean up.
Next, the access to I-35 is horrible. There is no southbound exit that gets you directly to the track. You've got to circle around to get there.
So, who is going to want that land in the future? If it's not used as a race track, how can the land be used? To me, the answer is so restrictive that it will severly limit who will want the land in the future. Therefore, the land itself doesn't have much upside in my mind.
I could be totally wrong about the land valuation.
But, as Al P mentioned, the track would have to cover a pretty big nut. So, it'd need to spin off an awful lot of money for the owner to get much in the way of payback for his or her efforts.
It would be fun to have a track. I'd especially enjoy hosting events and doing things for DFWStangers. The cruises would be a total blow-out!
To be honest though, buying it just wouldn't be worth the headache.

In regard to the environmental issues, a lot of that is going to depend on whether the junkyard is up, down or cross-gradient to the site. You can get an environmental assessment performed for about $3,500 to detail the risks. You can also use that report to insure against future risks if they may arise.
The biggest obstacles to appreciation of the land are going to be the distance from Denton (significant) and the railroad. The railroad isn't going anywhere so that limits the land use for residential development. The lack of access limits it for commercial development, even for industrial uses. It would be a great place to build a bulk distribution warehouse (over 300K sf) since access is not as important but there are much better locations for that.
So, essentially the track would have to cash flow enough to stand on its own merits. At $1.8 million dollars I can't see that happening. Of course, as the price goes down it starts to make more sense.
My wife's second cousin is part owner in the dragstrip near Rockingham in South Carolina. And he has pointed out one thing about owning a track that is interesting and that is the fact that almost all of your income is cash in small bills. He has some interesting stories about how the accounting system works.

That's another thing Jack mentioned to me. He said that you've really got to watch the tills because the entire business is in cash. Seems he had a bit of a problem with employee theft.

Try running a VFW :mad: . We have caught a few theives up there we don't have a CC machine so everything is cash and small bills at that. I am so freakin tired of counting 1s and 5s.

Exactly. Basically he had to treat it like any other cash business and be very very watchful. He told me that at the end of most busy nights they would take hefty trash bags full of cash in small bills out of the place. But then again that is a track with a great location and great following. It sounded like a great money laundering opportunity more than anything else. LOL
Don't know if you've ever done business with Mac Easler Ford or Bryan Easler Toyota in North Carolina but those two dealerships are owned by that side of her family.
