Would anyone be intrested in assuming home in allen?

I have a nice house would sell for 99,000 - 100,000 or so.

I am moving to carrollton and wondering if anyone would be intrested in saving the realtor costs and just assuming my loan.

I been in the house almost 3 / 30 years and only owe 87k so you would already have equity..

I redid the

Kitchen
Floors
Bathrooms
Carpet
Yard
Garage
Paint

thanks man, I have put a ton of work into this house.

Has a huge 2 story deck out back with a giant back yard (for allen)

Is it really that easy to assume a home loan? Since you only owe $87K and it is worth around $100K, why don't you just sell it?

Well i dont know how hard it is, i am trying to assume my bro in laws house in carrollton.

The process seems to be pretty easy just like a regular loan, u just need to qualify...

If no one is able to pick up the loan i will sell the house, but it seems that selling the house will cost me about all my equity anyway.

With what you're looking at doing, you should pull some "going away" cash! Maybe $1000 to you at the assumption? What's the current finance type? FHA/VA, Conventional? Is it currently on an assumable note, or would a new note be desirable? If you're looking at doing something in the next 30-60 days, I'd like to meet and discuss.
